R&A Management has devised a series of initiatives aimed at optimizing property performance and fostering rental income growth. These include:
1.Introducing a cutting-edge Excel-based revenue management program to analyze
rental market data.
2. Establishing optimal unit pricing by considering various factors such as inventory levels, duration on the market, move-in dates, and location.
3. Introducing and/or overseeing the recovery of income and fees, such as utility costs, waste removal fees, administrative charges, application fees, and pet rent.
4. Implementing a lease management system designed to enhance tenant retention. This involves acquiring units in core geographies of operations with income demographics conducive to sustained occupancy, analyzing location-specific tenant reports to understand tenancy patterns, monitoring factors that influence sector
growth, and setting lease terms with a minimum duration of one year.
5. Leveraging the parent company's appliance warehouse and maintenance team to reduce renovation costs significantly below market rates.
Additionally, the Asset Manager and Property Manager will convene regularly to assess performance, discuss leasing activities, enhance tenant retention efforts, and address other pertinent matters. The Property Manager also aims to organize regular gatherings for residents, whether virtually or in-person as appropriate, to ensure quality management. An annual review and appeal program for property taxes will be instituted, alongside yearly assessments of property insurance coverage. Finally, the Asset Manager will capitalize on economies of scale to establish the most cost-effective pricing structure for contractor and vendor services.
